Abstract: | Everyone hopes to live in a favorable dwelling environment, but the changes in the structure of the modern society and the advances in communication technology have lifted the dwelling environment to a higher level. And the way people interact can be affected by their dwelling environment, family status and work, etc. However, as people’s standards of living rise, they have become increasingly demanding about their living quality, especially the dwelling quality. Therefore, when the property management committee is selecting a management company, it needs to judge whether the company can meet the owners’ expectation for its service quality from many aspects. However, since there is a lower barrier to entry for management companies, the competition between them is quite fierce. As a result, how the management committee can select a good one from so many management companies becomes an important task.
The “product” that the property management company provides is safety protection and house maintenance; it’s the product of times that falls between public power and self-defense (proprietorship) to conform to the commercial interests. As people rely more and more on the property management companies, the features of their competitive strategies need to be analyzed to make the public understand more about them so that they can select excellent ones and make the service quality of property management improve naturally under the perfect planning of the government. By understanding the features of the property management, we hope to discover its future trend.
In this research, it is found that property management, corporate image, professional competency and operating strategy are all important factors that affect the committee’s selection of property management companies. Thus, a case analysis is conducted on the community management committee and the property management company from property management, corporate image, professional competency and operating strategy in an attempt to find the difference of the effects of these factors on the property management committee’s signing a contract extension with the property management
company and make suggestions. Therefore, the management companies need to improve their employees’ professional competency while raising their market share. Only in this way can they get more market share in this fierce market competition. |
