土地是人類起源的開始,對投資興建業者而言,如何取得土地進行開發模式是最基本且重要的開始。隨著人口的增長與開發密度增高,可開發的土地是日益減少,以致於土地產生稀有性。投資者如何評選土地開發以獲取最大效益,是投資土地開發者之重要關鍵因素。因此,本研究探討土地開發的相關因素,提供土地開發業者參考,確保土地開發策略成功,並讓投資者覺得此有獲利的價值,增加投資意願。本研究採用專家訪談修正符合的理論,再透過問卷調查收集準則重要性排序,且使用層級分析法決定準則間的權重,找出各項評估準則的權重比例。本研究結果確定不動產業者在土地開發評選準則間的相對重要性,可以提供不動產業者在選擇土地開發時,有一個客觀且具可行性的參考,做出最佳的評估與決策。 Land is the origin of mankind. The ways by which land can be acquired for development is the most fundamental question for investors in the construction industry. The increase in human population and development density is decreasing the amount of developable land to the extent that land has become scarce. The ways by which investors select land for development to draw the maximum benefits is a key factor that determines investing in land developers. Therefore, this study investigated the factors affecting land development and provided a reference for land developers to ensure the success of land development strategies and allow investors to feel that they have delivered profitable value, thereby increasing their willingness to invest. In this study, experts were interviewed to revise related theories. Data were collected using a survey questionnaire in the order of importance of the criteria. Furthermore, this study used the analytic hierarchy process to determine the weights between the criteria and obtain the weight ratio for each selection criterion. The results of this study confirmed that real estate developers play a relatively important role in the selection criteria for land development, and they can provide an objective and feasible reference to real estate developers in selecting land for development and making the best assessments and decisions.
