    Abstract: 本研究主要探討辦公大樓經營策略,對於辦公大樓管理的影響,進而提出因應市場需求或經營模式在行銷策略上,更需謹慎思考,綜合業主利益及需求,制定符合市場行銷的價格,商務辦公大樓營運,以使用率高低及辦公空間之空置率最為重要;在使用率中,期能長效性使用,維持穩定性收益,透過改善空間計畫及變更經營方式,達到空間之利用,可提供不動產租賃業對於商務辦公大樓之應用,以利後續參考、執行,並探討經營辦公大樓之策?研擬,進而歸納出符合產業需求之?銷方案,期以作為此產業永續經營之?考。
    This study aims to explore office building business strategies, impact on office building management. And then put forward marketing strategies in response to market needs or business models need to think more carefully, comprehensive interests and needs of owners, set marketing-compliant prices for subsequent reference and implementation.And discuss strategies for operating office buildings then summarize the sales plan that meets the needs of the industry. As a reflection of the sustainable operation of this industry.
