    摘要: 最近幾年來台灣不動產土地價格飆漲,尤其108年房市將受中美貿易戰、全球及國內經濟成長趨緩、等多種因素影響,讓台灣房地產充滿了許多不確定性,故而紛紛把目光看向海外房地產,這之中海外不動產代銷公司就扮演了消費者與海外建設公司中間的溝通橋樑與仲介者,本研究目的主要為探究海外不動產代銷業海外國際地產經營模式與其重要性,綜觀國內對於海外國際地產之研究非常稀少,本研究以泛亞國際地產有限公司公司及為個案研究對象,透過訪談個案研究對象,整理歸納訪談之內容,進而深入了解海外不動產代銷業經營方式及存在之價值,透過研究結果提出後續未來對於海外不動產代銷業法令面與經營面之建議。希冀本研究結果可提供企業及學術界進行海外不動產相關研究時之參考。以下為本研究整理出以下結論:一、海外不動產代銷業應加強法令落實:對於海外代銷業落實相關規範,以維護消費者安全,可維持海外不動產代銷業的永續發展。二、海外不動產代銷業經營模式分析:透過本研究結果可得見海外不動產代銷業整體之經營模式。三、海外不動產代銷業存在之價值:代銷業者海外不動產銷售中占有重要之地位,並在國外建商與國內的民眾扮演一個溝通者,保障消費者交易安全,使民眾能得到更精確之資訊。
    In recent years, real estate and land prices in Taiwan have been soaring. In particular, the housing market in 2019 was affected by the Sino-US trade war, the slowing economic growth in Taiwan and around the world, and many other factors, filling Taiwan’s real estate industry with uncertainties. Therefore, people have turned their attention to overseas real estate. During this process, overseas real estate agencies have played the roles of communicator and intermediary between consumers and overseas construction companies. The main purpose of this study is to explore the business model of overseas real estate agencies and its importance. Given that little research has been conducted on overseas real estate in Taiwan, this study took Pan Asia International Real Estate Co., Ltd. as the case study subject. Through interviews involving the subject, besides organizing and summarizing the interview contents, we gained a deep understanding of the business model of overseas real estate agencies and the value of its existence. Based on the study results, we put forward suggestions regarding overseas real estate agencies for the future from the legal and business perspectives. It is hoped that the study results can provide a reference to enterprises and academia in conducting relevant research on overseas real estate.The following conclusions were compiled from this study:I.The overseas real estate industry should strengthen the implementation of laws and regulations: Relevant regulations for the industry should be implemented to protect consumer safety and maintain the industry’s sustainable development.II.Analysis of the industry’s business model: The overall business model of the industry can be seen through the study results.III.Value of the industry: The industry operators play an important role in overseas real estate sales and act as a communicator between foreign construction companies and the domestic public, to ensure the safety of consumer transactions and allow the public to obtain more accurate information.
